Young people of 10 years and under are subject to special rules, details of which can be seen on our website.

Pets and Animals

No pets are allowed.

Smoking

Smoking is prohibited in the apartment and any of the other buildings in the grounds.

Booking enquiries can be made by e-mail, fax, telephone or letter.
Location information can be found on our website or our brochure.

Initial supplies of groceries etc. can be provided by request.

Arrival & Car Parking Facilities
There is car parking space for two cars at the front of the apartment.

The car park is flat and even.

There is a bus stop immediately outside the property. This links with the local rail station – Billericay

There is no street parking.

Parking is 20 yards from the entrance of the apartment.

The entrance is clearly signed from the car park

General

Curtains and blinds throughout the apartment are operated by side-winders.

Doors (except glass doors) are all fire resistant

Windows. All external windows are double-glazed.

Heating. There is gas fired central and water heating throughout.

Radiators can be individually controlled.

Air Conditioning. All upper floor rooms are air-conditioned.

WI-FI.. Wireless internet access is available in all parts of the apartment.

Telephone. There is a telephone installed in the apartment. Calls can be received. Calls out are charged at BT rates plus 50%.

Mobile Phones There is a good mobile phone reception.

Main Entrance & Reception
The door to the apartment is 26 ins. wide and is outward opening.
There is an 8 ins. threshold when entering the apartment.

The door opens into the main lounge (Garden Lounge) of the apartment.

Guests are requested to remove outdoor footwear when entering the apartment. Door bell.

Main Lounge (Garden Lounge)

There are two sofas and one arm chair. Also a window seat .

TV, DVD and CD Music centre with remote controls. Curtains are all on pull chords for ease of opening and shutting – also throughout apartment.

Several occasional tables and two cupboards.

Staircase to first floor rooms. Width 33 ins. Bannister rails.

Staircase continues turning to the left and right with grab rail.

CO. detector. Carpet and rugs.

Landing Areas 1

Width 33 – 39 ins. Access doors with width 30 – 28 ins. Grab rail. Telephone and telephone seat.

CO. detector. Also front door bell sounder.  Carpets throughout.

Doors to Bedrooms 2 and 3.

First Floor Lounge (The Snug)

Entrance Door width 29 ins. One three seat sofa and armchair. Bureau desk. Dresser. Occasional tables. TV, satellite Freeview and VHS tape recorder/player with remote controls.

Computer point. Carpets and rug. Door to Bedroom 1.

Bedroom 1 (The Magnolia Room)

Door width 29ins.

Two single beds – 3ft. Bed height 23ins. Floor to top of mattress.

Bottom sheets, duvet cover and pillow cases – all cotton.

Largest transfer space available at side of beds is 30ins.

Largest clear space clear of doors and furniture is 30ins by 70ins.

Ample drawer and wardrobe space – coat hangers supplied.

Main and bedside lighting. Clock Radio. Hair Dryer.

Bathroom 1

Door width 29 ins.

Bath with flexible power shower over. Grab rail.

Bath height is 22 ins. Integral bath rails on both sides.

Free space in bathroom (free of doors and furniture) is 45 ins. by 36 ins.

Toilet seat height is 16 ins.

Space under wash basin is free (no pipes or furniture)

Flooring is Amtico.

Slip mat provided for bath.

Extractor fan.

Release mechanism on outside of locked door.

Kitchen / Diner

Kitchen and Dining Room are open plan.

Door from corridor is 29 ins. wide.

Worktop height is 36 ins. There are cupboards and/or appliances built in under all the work tops.

Sink is 36 ins. high. Hob is 36 ins. high and halogen.

Oven door is drop-down. Height of lowest shelf is 16 ins.

Flooring is short pile carpet and laminated wood.

Dishwasher, Refrigerator, Freezer provided.

Dining room table is extendable and has seating (with seat pads) for 6 persons.

There is no separate laundry.

A standard sized washer and standard sized tumble dryer are provided adjacent to kitchen/diner.

Bedroom 2 (The Gardenia Room)

Duvets and pillows provided.

Bottom sheet, duvet covers and pillow cases are cotton.

Heated May to September – 80 degrees F. 28 degrees C.

Pool closed November to March. April and October as advised.

Children of 12 and under to be supervised at all times.

Rules for use are on view at pool side.

Hot Tub

For use of persons 12 years and older.

Rules for use are displayed and must be observed at all times.

Summer House

This is situated adjacent to the Hot tub and pool.

The facilities include:
